March 21, 2008iHouse, which creates Web sites for real estate practitioners nationwide, last month surveyed the market. The results from iHouse are eye opening and every Real Estate Professional should take that time to read the outcome and focus on how to incorporate the Internet into their business plan/model.
Here are some of the conclusions from the survey provided by iHouse about the way the industry is using the Internet. About 50 percent of those surveyed stated that they had more than 10 years of experience in the real estate industry.
- 98 percent of practitioners surveyed have some sort of online presence up from 91 percent in 2007.
- 72 percent have a customized site while 10 percent have a profile on their brokers’ site.
- 71 percent are spending more than $250 per month on marketing
- 33 percent are spending more than $550.
- 70 percent spend at least 50 percent of their marketing dollars online.
- 41 percent say they are reducing offline spending and increasing online spending.

Keep Selling Until Deal is Signed, Sealed, and Delivered…..
March 21, 2008Has this every happened to you….You find a buyer or seller, pre-qualify them, find the PERFECT house, get the offer accepted and move forward toward the closing date and find out two days prior to closing that the entire deal seems to be falling apart? Of course you have lived this reality.
So what should you do to move forward? Even after a buyer is found and the papers are signed, there’s no guarantee that the deal will close, say real estate practitioners.
“The risks are with the property or the buyer’s credit, income, or down payment,” says Kent Cochrum, president of Kingsland Financial Services in Wheaton, Il.
Even pre-approval is no guarantee these days. Something as small as missing a bill payment shortly before closing can derail a loan.
Sellers shouldn’t stop marketing a home just because they accept a purchase contract, says Cindy Banks, an associate with Re/Max Cornerstone in West Chicago. She keeps records of buyers interested in a property and continues to show that property in many instances.
“You’ve got to track the leads in case [the buyer's financing] crashes and burns,” she says.
Therefore, before you halt all marketing of a property in which you have a signed contract, think first about the real possibility of the deal falling through. Keep the same energy and enthusiasm about a property that you have a contract on as one that you just listed.

Many in the real estate business have begun to use blogs as a means to reach out to clients and prospects while building an online brand. For those interested in stepping into or maximizing effectiveness in this news realm, here are five tips for optimal success as a blogger.
Focus on areas that you enjoy. Good blogs are a conversation with a community that you want to reach. If you’re not interested in the conversation, it will be hard to inspire other people to be interested in what you write.
Focus on your areas of expertise. The most successful blogs focus on a very well-defined niche or area of expertise.
Be authentic with your community. With an unlimited number of sources for local real estate information, consumers have learned to focus on the people who give them useful and relevant information. Steer clear of hard-core sales tactics.
Engage other bloggers. If you reach out to other bloggers by leaving helpful comments on their articles and linking to their blog posts when appropriate, you not only build goodwill, but you may be surprised how helpful the local community will be at directing traffic to your blog.
