CALL **615.895.SOLD** FOR HUD DEALS IN MIDDLE TENNESSEE

October 9, 2008 by thedanielhayesteam

What is a HUD Home?
A HUD home is a 1 to 4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim.

Who can buy a HUD Home?
Almost anyone! If you have the cash or can qualify for a loan (subject to certain restrictions) you may buy a HUD Home. HUD Homes are initially offered to owner-occupant purchasers (people who are buying the home as their primary residence). Following the priority period for owner occupants, unsold properties are available to all buyers, including investors.

How are HUD Homes sold?
All properties available for purchase by the public are offered for sale at Internet listing sites maintained by management companies under contract to HUD. Any real estate broker registered with HUD may submit an offer and contract to purchase on your behalf. HUD pays the real estate broker’s commission, if included in the contract. Are there any special programs?
Properties in designated areas are available at a reduced sales price to law enforcement officers, teachers, firefighters, emergency medical technicians, nonprofits and local governments. Read more about these Good Neighbor Initiatives.

Should I get a home inspection?
We encourage you to get an inspection after your offer is accepted. All HUD Homes are sold AS-IS, without warranty. HUD will not make repairs nor pay to correct any problems.

What about financing?
Although HUD does not offer financing directly, some of our homes qualify for FHA-insured loans. Shop around for a lender to find the best loan terms. Find out how an FHA loan can help you.

Is Placing Your Real Estate Business Online Important?

March 21, 2008 by thedanielhayesteam

iHouse, which creates Web sites for real estate practitioners nationwide, last month surveyed the market.  The results from iHouse are eye opening and every Real Estate Professional should take that time to read the outcome and focus on how to incorporate the Internet into their business plan/model.

Here are some of the conclusions from the survey provided by iHouse about the way the industry is using the Internet. About 50 percent of those surveyed stated that they had more than 10 years of experience in the real estate industry.

  • 98 percent of practitioners surveyed have some sort of online presence up from 91 percent in 2007.
  • 72 percent have a customized site while 10 percent have a profile on their brokers’ site.
  • 71 percent are spending more than $250 per month on marketing
  • 33 percent are spending more than $550.
  • 70 percent spend at least 50 percent of their marketing dollars online.
  • 41 percent say they are reducing offline spending and increasing online spending.

Just from these survey results each of us can take a few ideas of how to grow not only our professional real estate business but also our Internet presence.  Take time to visit my website at www.danielhayesteam.com

Keep Selling Until Deal is Signed, Sealed, and Delivered…..

March 21, 2008 by thedanielhayesteam

Has this every happened to you….You find a buyer or seller, pre-qualify them, find the PERFECT house, get the offer accepted and move forward toward the closing date and find out two days prior to closing that the entire deal seems to be falling apart?  Of course you have lived this reality.

So what should you do to move forward?  Even after a buyer is found and the papers are signed, there’s no guarantee that the deal will close, say real estate practitioners.

“The risks are with the property or the buyer’s credit, income, or down payment,” says Kent Cochrum, president of Kingsland Financial Services in Wheaton, Il.

Even pre-approval is no guarantee these days. Something as small as missing a bill payment shortly before closing can derail a loan.

Sellers shouldn’t stop marketing a home just because they accept a purchase contract, says Cindy Banks, an associate with Re/Max Cornerstone in West Chicago. She keeps records of buyers interested in a property and continues to show that property in many instances.

“You’ve got to track the leads in case [the buyer's financing] crashes and burns,” she says.

Therefore, before you halt all marketing of a property in which you have a signed contract, think first about the real possibility of the deal falling through.  Keep the same energy and enthusiasm about a property that you have a contract on as one that you just listed.

Weblogging 101

March 21, 2008 by thedanielhayesteam

Real estate agents have much to gain by jumping onto the blogging bandwagon.  A recently coined term, shortened from weblog, a blog is simply a Website that is updated on a regular basis with news or commentary, and allows visitors to the site to add their own comments or questions.

Many in the real estate business have begun to use blogs as a means to reach out to clients and prospects while building an online brand.  For those interested in stepping into or maximizing effectiveness in this news realm, here are five tips for optimal success as a blogger.

Focus on areas that you enjoy.  Good blogs are a conversation with a community that you want to reach.  If you’re not interested in the conversation, it will be hard to inspire other people to be interested in what you write.

Focus on your areas of expertise.  The most successful blogs focus on a very well-defined niche or area of expertise.

Be authentic with your community.  With an unlimited number of sources for local real estate information, consumers have learned to focus on the people who give them useful and relevant information.  Steer clear of hard-core sales tactics.

Engage other bloggers.  If you reach out to other bloggers by leaving helpful comments on their articles and linking to their blog posts when appropriate, you not only build goodwill, but you may be surprised how helpful the local community will be at directing traffic to your blog.

Join the community of real estate bloggers.  Activerain.com has a large group of real estate professionals who welcome new perspectives.  Participation in this community can help you to become more Internet savvy and successful in real estate.

Murfreesboro, Tennessee Our Heritage; Our Home

March 9, 2008 by thedanielhayesteam

In 1811, the Tennessee State Legislature appointed a committee to select a new site for the Rutherford County seat. The site eventually chosen was 60 acres of land belonging to Captain William Lytle. The General Assembly named the new town “Cannonsburgh,” honoring Newton Cannon, a young politician in Williamson County, but upon Captain Lytle’s request, changed the name to “Murfreesborough” one month later. The naming was in memory of Lytle’s friend, Colonel Hardy Murfree. In 1817, “Murfreesboro” was recognized as an official city by the State Legislature and, in 1818, was named the capital of Tennessee because of its central location. However, Nashville regained title as the State capital in 1826.

In the early years of Murfreesboro, it was mainly an agricultural community, with corn, cotton, and tobacco being the main crops. By 1853, the Murfreesboro area was home to three colleges and several academies, prompting it to be called the “Athens of Tennessee” by a visiting religious reporter. Although education suffered from the military occupation and the trauma of the Civil War, by the early 1900’s it began to regain momentum. In 1911, Middle Tennessee State Normal School, for the training of teachers, was opened in Murfreesboro, joining Tennessee College for Women, which had opened in 1907. Today, Middle Tennessee State University is the home of 23,000 students and has the highest undergraduate enrollment in the state.

After WWII, Murfreesboro and Rutherford County began to change from an agricultural based economy to industrial and manufacturing. Industrial growth has been steady since that time, contributing to a stable economy and phenomenal growth. In the past decade, Murfreesboro has enjoyed substantial residential and commercial growth. The City’s population has increased 53.2 percent from 44,922 in 1990 to 68,816 in 2000. Murfreesboro now has, by special census, a population of 81,393.

Named the Most Livable Town in Tennessee, Murfreesboro is the fastest growing city in the state – and it’s not hard to see why. Murfreesboro provides the quality of life that attracts growth-plentiful housing, excellent schools, employment opportunities, outstanding services, recreational programs and regional medical facilities.

We are looking forward to your visit to Rutherford County, Tennessee

Rutherford County, Tennessee, located just southeast of Nashville on the I-24 corridor, represents a unique blend of Civil War history and a thriving 21st century community.

The Civil War is forever linked with the history of Rutherford County. Stones River National Battlefield, located in Murfreesboro, tells the story of those who fought and died at the fierce Battle of Stones River. Oaklands Historic House Museum and the Sam Davis Home are both antebellum mansions that played a significant role during the Civil War. Other great sites include Cannonsburgh, a pioneer village, and the Discovery Center at Murfree Spring, a hands-on museum for kids of all ages.Visitors can take a walking tour of the historic downtown area, visit the Heritage Center and the historic Rutherford County Courthouse, circa 1859.

Murfreesboro is home to the beautiful 500-acre campus of Middle Tennessee State University (MTSU), which, at an enrollment of 23,000 students, is the largest undergraduate university in the state.

Graceful structures dating back to the early 1800s blend with the modern shopping, medical facilities, and amenities to lend a touch of Southern nostalgia to Rutherford County.
